Cypress, Texas Property Taxes: What you need to know

I have been getting a lot of questions lately about property taxes paid in Cypress. Many of you are moving from out of state and are not used to the different levels of tax we pay here in Cypress. Most homeowners in Cypress pay 3 taxes each year. What are these taxes used for? Well, they help pay for public schools, libraries, playgrounds, city streets, county roads, police, fire protection, emergency medical service and many other services. Listed below are the 3 property taxes you will pay upon moving to Cypress and buying a home.

1. Property Tax – HCAD: Cypress is located in Harris County. Every year homeowners in Harris County are subject to a property tax. Every October Harris County Appraisal District sends out tax bills with your current taxes due. You can also find out how much you owe on their website

2. School Taxes – Cypress Fairbanks Independent School District: No matter where you live in Harris County if you own a home you will have to pay school district taxes. Here in Cypress we pay CFISD school district taxes. These bills generally go out in October as well. You can find out how much tax you owe on their website as well

3. MUD Taxes – Municipal Utility District: Unless you own a home that is not in a MUD district you will have to pay this tax as well. A Municipal Utility District (MUD) is a special-purpose district or other governmental jurisdiction that provides public utilities (such as electricity, natural gas, sewage treatment, waste collection/management, wholesale telecommunications, water) to the residents of that district. Most instances of MUD taxes in Cypress are for sewage treatment, waste collection and management, and water services. There are numerous MUD districts in Cypress, check with your local real estate agent of HOA for the MUD district in your neighborhood.



Main Street America, Houston, Texas


So the other day Josh and I decided to go check out Main Street America. Basically it is a bunch of showcase homes laid out like a street in a neighborhood but in disguise as a store. Supposedly you can purchase anything from the furniture to the mortgage for a new home. When we attended, it  was a realtor event and we attended at no charge but on a normal day it costs the average joe $15 just to enter the premises. I am not sure about you guys but I know I can find everything at this place on the internet for free and from the comfort of my pajamas. Have any of you gone? If so what did you think? Were you impressed? Would you go again? Would you advise taking clients?

1. Golf – With so many courses to choose from you will never be bored of the same old golf course. Cypress & Cy-Fair are home to:

2. Berry Center – The Berry Center is actually five facilities all in one location. There is an arena, stadium, theater, conference center, and a satellite food production center all at the Barker Cypress location. In addition to the districts High School graduation ceremonies, many different events, such as banquets, performances, and awards ceremonies are held here. Check their website for any upcoming events.

3. Shopping – From the Houston Premium Outlets or JC Penney’s, or Kohl’s or the nearest Walmart, Cypress has just about all the shopping you can handle. Check out this link to the Cy-Fair Magazine for a list of all shopping in and around Cypress.


4. Paintball – Cypress is home to TXR Paintball. Located at 15550 Grant Rd, Cypress, TX 281-357-4300.

5. Laser TagLazer X located at 13529 Skinner Rd, Cypress, TX 281-304-6565.  Battlefield Houston,  also in Cypress, is a mobile laser tag experience that comes to you and your private parties.

6. MoviesCinemark Cypress is located at Spring Cypress and 290, behing the Kroger shopping Center. They have a vast array of movies all the time and if you can make it to the first showing of the day the ticket will only set you back $5.25.

7. Dining – Cypress is home to a vast array of casual dining and fast food as well as the becoming ever more popular fast casual dining. Cypress has a not so casual Dario’s American Cusine. Hit up restaurants like Alicia’s Mexican Grille, Antonia’s, Chili’s, Cheddar’s, Gringo’s, Carl’s, & PO’s for a more casual dining experience. Cypress is now home to at least 2 fast casual dining options. The Teriyaki Experience and Qdoba Mexican Grille. Of course this list would not be complete without mentioning the fast food places we all love like Taco Bell, McDonalds, Whataburger, Jack N The Box, Chik Fil A, Taco Cabana, Five Guys, Smash Burger, Raising Canes, and many more.

Where to live is a huge question when it comes to moving to a new neighborhood. This list will help you narrow down some of the most popular and coveted neighborhoods around Cypress. They are all easily accessible to Hwy 290. All of these neighborhoods are zoned to the coveted Cy-Fair Independent School District. So which one do you choose? Cypress, Texas: Top 10 Restaurants Your Tastebuds Will Love

One of my favorite things to do, among many, is to go out to eat. There are so many fine places in Cypress that it is hard to pick just 10. Here is a list of my top ten places to eat in Cypress. I hope I didn’t miss any although I am sure I probably did.


1. Alicias Mexican Grille – Located at 290 and Cypress Rosehill across the street from Walmart. Alicia’s food is the best Mexican food in Cypress, hands down. The fajitas will leave your mouth watering for more.

2. Darios American Cuisine – Located in the old Alicia’s building, Darios is a great American flavor with a twist on good old fashion steaks. Owned by the same Family as Alicia’s, Dario’s never dissapoints.

3. Antonias Cucina Italiana – Located at 290 and Fry Rd Antonia’s offers up a delectable menu that Italian food lovers are sure to enjoy.

4. Edojin – Located behind Randall’s off of Barker Cypress and 290. Edojin offers Sushi happy hour that Josh and I go to frequently.

5. Carls BBQ – Located at Telge Rd and 290. If you haven’t been to Carl’s go there today. Their whole BBQ menu is delicious! In business since 1951 & they sure know how to do Texas BBQ. This place should be on your ‘places to try’ list. It is wonderful.

6. Candelari’s – Located in the Cinemark lot. Candelari’s is by far the best pizza in Cypress. Try out some of their Italian sausage. It is homemade and tastes great on any of the pizzas.

7. PO’s Burgers – located on Telge Rd PO’s has been around for as long as I can remember and they serve up some of the best burgers in the area.

8. Shogun Japanese Grill & Sushi Bar – Located right next door to Cinemark, Shogun’s bring Hibachi close to home without having to travel all  the way down town. This place is super fun and entertaining. The food is delicious too.

9. Redfish Seafood Grill – located at Spring Cypress and 290, Redfish Seafood Grill offers a unique twist on Seafood and Sushi combination. I love the giant sushi rolls they serve. The mahi mahi is delicious too!

10. La Hacienda – Located on Telge Rd. You have to give credit where credit is due and La Hacienda knows how to serve quality Mexican food quickly and cheaply. You can get in and out of here in about 30 minutes and have a quality meal for under $10. They are quick on the drink refills too!
